COMMONLY ASKED QUESTIONS

  • Q. WHAT IS PARK HOME OWNERSHIP?
    A. Park homes are mobile homes located on protected sites where homeowners own the structure but rent the land. Pitch fees are typically paid monthly and may vary by site. Ensure the site has the appropriate planning permission and licence for year-round residential use.
  • Q. SHOULD YOU APPOINT A SOLICITOR?
    A. While not mandatory, using a solicitor when purchasing a park home is advisable. A solicitor can help navigate the process, identify potential issues early, and provide peace of mind to both parties. Choosing an independent solicitor who is not connected to the seller or site owner is essential.
  • Q. NEW OR PRE-OWNED PARK HOME?
    A. New park homes have modern features, better insulation, and fewer maintenance needs but are more expensive. Pre-owned homes are more affordable but may require more maintenance. If you are considering a pre-owned home, research thoroughly and consider getting a survey from a specialist park home surveyor to avoid any surprises.
  • Q. SHOULD YOU GET A SURVEY?
    A. A survey isn’t compulsory, but it’s highly recommended when buying a park home, particularly for pre-owned homes. A specialist survey will assess the overall condition and identify maintenance or repair needs, helping you budget for potential costs. For second-hand homes, this step is crucial.
  • Q. CAN YOU LIVE IN THE PARK HOME ALL YEAR?
    A. To live in a park home year-round, ensure the site is licensed for permanent residential use. The site licence and conditions should be displayed on-site. If not visible, you can request a copy from the local authority. Ensure the site is designated for full-time residency and not for holiday use.
  • Q. WHAT ARE THE PARK OWNER'S AND HOMEOWNER'S RESPONSIBILITIES?
    A. The 2013 Mobile Homes Act defines the responsibilities of both park owners and homeowners. The park owner is responsible for the land and setting pitch fees while homeowners maintain their homes. Pitch fees can only be increased once a year and require 28 days' written notice. If disputes arise over fee increases, residents can apply to a tribunal.
  • Q. WHAT HAPPENS IF YOU DECIDE TO SELL?
    A. You can sell your park home to anyone on the open market or transfer it to family members. The park owner cannot approve the buyer but must comply with site rules, such as age restrictions or pet policies. The park owner cannot interfere with the sale or demand personal details about the buyer.
  • Q. CAN THE PARK OWNER ENTER YOUR HOME?
    A. Park owners can enter your home or plot without prior notice between 9 AM and 6 PM to perform essential repairs, read meters, or address emergencies. For non-emergency access, they must provide the resident with 14 days' written notice.
  • Q. CAN THE PARK OWNER MAKE CHANGES TO THE PARK?
    A. If the park owner plans improvements or changes to the park, they must give residents at least 28 days written notice. The notice should include information about pitch fee changes and allow residents to voice their comments or concerns.
  • Q. WHAT IS THE WRITTEN AGREEMENT BETWEEN THE PARK OWNER AND A RESIDENT?
    A. The written agreement between park owners and residents covers key details such as the right to occupy the plot, pitch fees, charges, services, and park rules. It ensures both parties are clear on their rights and obligations.
  • Q. WHAT ARE SOME PROS AND CONS OF BUYING A PARK HOME?
    A. Buying a park home offers several advantages, including single-storey, accessible homes in secure, close-knit communities. With low running costs and council tax, it’s an ideal option for retirement. These homes are affordably priced and offer the flexibility to relocate. However, there are a few downsides. Park homes don't appreciate, and there are no mortgage options available. They may also require regular maintenance, especially if pre-owned, and selling your park home involves commission fees paid to the owner.

HOW DOES PARK HOME OWNERSHIP WORK?

Park Home is the commonly used term for a mobile home, located on a protected site. Uniquely, unlike traditional homes, a park homeowner owns the structure of the home itself - but not the ground upon which it is located. Instead of owning the land upon which the home sits, most park homeowners rent a pitch from a site owner.

A pitch fee is typically paid monthly, but this can vary from site to site. The owner of the park home site must have planning permission and a site licence issued by the local authority.

The site licence will state the status of the site - whether it is a holiday site or fully residential. Mobile homes law gives several rights and protections to park homeowners who occupy their home as their only or main residence if it is situated on a protected site.

A protected site is a privately owned park where the relevant planning permission or site licence allows the land to be occupied wholly, or in part, for year-round residential use.
